Why 2019 Is A Great Year To Do It? What Is It All About?

Why 2019 creates the best opportunities to buy a new construction home, compared to 10 -15 yrs ago? Because of several reasons, to mention some: the internet and the technology did not exist the way it is now, the REALTORSⓇ were the gatekeepers of the Multiple Listing Service (MLS), in other words, if you don’t have one, you won’t know about a new community they are building down the street, new listing that just came out, etc.
Metro Atlanta is growing, and home prices and the cost of living are still the lowest compared to other parts of the country. That’s why many people are moving down here, many big companies are opening their headquarters here, there are tons of opportunities.
So, the future looks bright.
How Does The Real Estate Commission Works?
When a property is listed for sale with a real estate broker, typically the Builder/ Seller pays 6% real estate commission which is shared between the Seller and the Buyer’s broker if any. If No Buyer's Broker/Agent is involved, the entire real estate commission goes to the seller's/listing broker. Typically you interview and hire an agent to represent you and guide you throughout the home-buying process, locate homes that meet your criteria, schedule showings, prepare offers, negotiate offers, facilitate the process from contract to closing...
With the new construction homes it a little different...First, there is a sales office with an agent on site, second, the builder has their own contracts drafted that you'll be required to use, and the agent on site is drafting them, third there are different phases involved with new construction homes, from site selection, prep and pour, rough framing, plumbing, electrical, HVAC, insulation, drywall, interior finishing & trim, exterior finishing, to final details. The agent on site stays on top of the progress and notifies everybody periodically, in other words most of the ministerial acts are done by the community sales office. Because they represent the builder/seller's interest, you are entitled to your own representation, and they happily share there commission with your agent/broker.
But if you don't have one, when you first visit the community, you are opting out of being represented, so they keep your agent commission. You'll say, well, I can ask them to give me a credit in lieu of not using a buyer's agent. Unfortunately, this is not how it works because, first, you are unlicensed person, and by law, they cannot share commission with you, and second, the real estate commission is completely separate fund from the builder's account, it's already accounted for. It's a little confusing to be explained.
To get to the bottom of it. If you opt out of having your own agent, you leave money on the table.
WHAT ARE YOUR OPTIONS WHEN YOU BUY A NEW CONSTRUCTION HOME?
Go On Your Own. Just walk into any new home model and work directly with the sales agent. You give up your right to be represented by a Licensed Broker/Agent, and the builder keeps the commissions that are reserved to be paid to a real estate broker/agent.
Use A Traditional Broker. The builder will pay a real estate broker/agent a commission to represent you (typically 3%). Because the real estate agent does not work for the builder, they can be more objective and look out for your best interest.
