I was born and raised in Bulgaria, and my family won the green card lottery back in 1997, and we came to the U.S. to chase the American dream. I speak 3 languages and still have my thick eastern European accent.

Most Asked F.A.Q.

1. Is the rebate amount negotiable? No. This is the highest rebate offered on new homes in the State of Georgia.

 

2. Am I required to tell the seller and the lender that I am receiving a rebate? Yesthe law requires disclosure of the rebate to all parties involved in the transaction, including the seller and your lender.


3. Do I have to sign an agreement to receive a rebate? Yes. A Buyer's Brokerage Agreement is required by law in order to receive a rebate. We'll send you our Rebate Package to review and sign once you register.


4. How and when will I receive my rebate? It needs to be disclosed to all parties and it will be credited to you towards: purchase price, closing costs, builder upgrades, etc.


5. Do I have to pay taxes on my rebate? We are not a CPA and it is illegal for us to give you a tax advice. If you have tax questions regarding receipt of the rebate, consult  a tax professional before signing up.

The IRS has issued a private letter ruling that refunds of commissions by a real estate broker are not taxable income.

In the ruling that discuss that no Form 1099 needs to be issued by the broker, and the buyer would treat the refund as a reduction in the cost of the property.  See PLR 157111-06.


6. Do you provide assistance with my purchase? Yes, all essential buyer broker's duties are offered beside traveling. We don't travel with you to visit the community.


7. What areas do you offer your services in? We can assist you and pay a rebate on any new home for sale in the State of Georgia where a commission of 3 percent real estate commission is being offered to a buyer's broker/agent.


8. Is there a minimum purchase price required to receive the rebate? No, any price is accepted as long as there is 3 percent real estate commission offered and the property it's located in The State of Georgia.


9. Is it legal to receive a rebate from a real estate broker? Yes, it is legal to receive a rebate in Georgia. In fact, it's illegal not to allow rebates. That's called "price fixing" and falls under the "anti-trust" provisions of federal law. State Real Estate Commissions around the country have been receiving a lot of scrutiny from the Federal Trade Commission (FTC) and the Department of Justice (D.O.J.) because of their policies restricting rebates in real estate. 10. Can I buy a second home or an investment property? Absolutely! The rebate is eligible on any new home for sale in Georgia where a 3 percent real estate commission is offered to the buyer's broker/agent.


11. Is this a government program? No. The rebate is provided by the real estate broker and is deducted from the commission paid by the seller to the real estate broker. Any one is eligible to receive the rebate provided they comply with the terms and conditions set forth by the brokerage agreement and state law.


12. Can we visit new home communities on our own without you? Yes, but first you must officially be our client by completing and returning the required Buyer Brokerage Agreement to protect the commission and rebate. Once the signed agreement is returned, our relationship is protected. You should also name us as your Broker upon your First discussions with the community sales agent. Be sure to disclose to all parties that you intend to receive a rebate paid out of our commission after closing.


13. I already visited a community and started working with the builder/salesperson. Can I still receive the rebate? Maybe, depending on how far along in the sales process you are and whether they required us to register you on your first visit. You will need to contact the builders salesperson and tell them you have a buyer's broker who you are working with. If they require us being present, our fee is $75 per hour, which will be deducted from your rebate at closing.


14. I'm already working with a buyer's agent, but I want to work with you? If you're already working with an agent and you signed a Buyer's Brokerage Agreement, we cannot provide you with representation or the rebate. However, if you can provide us with documentation showing the agreement was cancelled, then we may be able to represent you.


15. Are there any fees or costs that I will be responsible for? Possibly. If we are required to be present at the community or at the property for any reason, (i.e., contract signing, inspections, walk through, closing, etc...), our fee is $75.00 per hour for us being present plus travel time. This will be deducted from the rebate amount that will be paid to you after closing.
